II. Construction Phase

Every construction project begins with site preparation, which includes clearing and grading the land and compacting the earth. This is a crucial phase since it lays the groundwork for the foundation. 

Site preparation depends on the nature and scale of the project. For example, a bungalow will require less preparation than a large commercial building.  Site preparation involves:

  • Evaluate the site: Conduct a comprehensive evaluation of the location, including soil testing and checking for underground obstructions. Understand the soil’s impact on the project to make informed decisions.
  • Survey the site: Hire a surveyor to conduct a site survey using coloured markings or pegs to identify boundary lines. Prepare for the design phase and determine construction permits based on the survey results.
  • Create a site plan: After surveying, designers develop a site plan, specifying the location of structures, drainage, and septic systems.
  • Create access points: Design access points for construction workers and heavy machinery to ensure smooth operations. Establish perimeter access points for efficient movement around the site.
  • Clear the site: Access the site and proceed to clear it, including the demolition of any existing structures.
  • Install drainage and erosion systems: Before construction, implement proper land management measures.Install drainage systems and consider groundwater control, using tools like retention ponds. Employ a silt fence to trap loosened soil, preventing runoff into roads and sewers.
  • Grade and compact the Site: Execute grading and compacting processes, essential for new building projects. Employ methods like “cut and fill” and “split level” for earthwork landscaping. Compact the ground to ensure stability for foundation support, promoting a secure construction environment.

The foundation, situated beneath the building, is its lowest part. It ensures the structure’s strength to support the building’s weight and endure design loads. Constructing the foundation involves placing footings, slabs, and beams, using concrete forms, rebar, and equipment for concrete mixing and pouring. The building envelope and exterior work are crucial stages in construction, shaping visual identity and ensuring aesthetic appeal and structural integrity. Contractors must work with engineers and architects at this stage to ensure the building is constructed as per specifications. Some of the work included in this stage includes:

  • Material procurement
  • Building walls, roof, etc. 
  • Waterproofing and weatherproofing

  • Heat, ventilation, and air conditioning control systems (HVAC) for ventilation and climate control. 
  • Electrical wiring, lighting, and communication systems for power and connectivity 
  • Plumbing systems for water supply, drainage, and sanitary systems

Interior finishes and architectural detailing

  • Interior finishes include flooring, wall finishes, ceiling finishes, and millwork. Flooring materials like wood, tile, carpet, or vinyl enhance the design aesthetic and functionality of each space. Wall finishes include painting, wallpaper, drywall, acoustic panels, and other materials. Ceiling finishes include drywall, acoustic panels, and lighting. 
  • Architectural detail includes installing interior doors, moulding, trim, lighting fixtures, plumbing fixtures, and appliances to enhance the aesthetics and functionality of spaces. Lighting fixtures provide adequate illumination, create ambience, and enhance the overall design. Plumbing fixtures enhance functionality and user experience.

  • Commissioning involves the rigorous testing and calibration of MEP systems, including HVAC, electrical circuits, plumbing systems, and other critical components, to ensure efficient and safe operation.
  • Contractors offer warranties and guarantees on their work to resolve any defects or issues within a specified timeframe.
  • The project is officially handed over to the owner after completing outstanding issues, such as providing manuals, warranties, keys, and training on building system operation and maintenance.
